Domestic EPCs our domestic EPCs cost a flat rate regardless of the size of your property and we can produce them within 48 hours of your order. In order to produce your Energy Performance Certificate, one of our Domestic Energy Assessors (DEAs) will need to visit your property and collect some data, including information about your heating system, the type of lighting that you have, your window type, the construction type of your dwelling and where the property is insulated. Once all of this information has been gathered, the assessor then returns to the office and models the property in an approved computer model which produces a energy graph for your property and lists any recommendations for improvement. However, there is no need to worry - you do not have to undertake any of the measures - they are merely a guide and in the case of a house sale - the information is intended for the potential purchaser!
Rest assured all of our assessors and surveyors are fully qualified, accredited and insured. A copy of all appropriate documentation can be made available on request.

Commercial EPCs we offer an exceptional Commercial EPC service ensuring that your property recieves an accurate energy rating promptly, allowing you to complete the sale or find a tenant. The methodology used to produce commercial energy certificates is different from that for domestic EPCs and includes the use of a more detailed energy modelling programme. A surveyor will visit your building and gather various types of data including information relating to heating and ventilation and construction and insulation. The price for a commercial EPC will vary depending on the overall size and complexity of the building but prices start from £150 and we promise to do our best to beat any other written quote that you may have received!

SAP Ratings The Standard Assessment Procedure (SAP) for energy rating of dwellings is a calculation of a building’s energy efficiency. SAP ratings are scored on a scale from 1 to 100 where 1 is the worst and 100 will indicate no heating/hot water cost. It is possible to achieve a higher score than 100 with the use of micro generation exported to the national grid. Deciding on sustainable, environmentally efficient construction is no longer simply a question of conscience. The UK Government has put in place strategies that will aim to reduce greenhouse gas emissions, particularly carbon dioxide, which research has proved to be a major contributing factor to global warming. One such strategy involves the long awaited modification to Part L1 of the Building Regulations, which came into effect in April 2002. These amendments insist upon the calculation of a Standard Assessment Procedure (SAP) Rating for all new dwellings and those converted through material change of use. The requirements also necessitate that the Rating is displayed in the property upon completion.

SBEM we provide SBEM calculations, alterations and consultancy throughout Cornwall. We are also able to provide Energy Performance Certificates upon completion. SBEM calculations are required to satisfy compliance with Building Regulations Part L and should be produced for all new build, converted and extended commercial premises. We take on SBEM projects of all shapes and sizes and our experienced assessors are well practiced in giving site specific advice in order that building regulation compliance can be reached with the minimum of fuss and cost.

Land Registry Lease Plans
What is a "leaseplan" and why do I need one?
On October 13th 2003 new laws were implemented which meant that all
new leases granted for terms over 7 year or existing leases sold or
assigned with 7 years to run must now be registered with Land Registry.
Part of the lease application requires a land registry compliant leaseplan to be produced and submitted.
What does a leaseplan include?
A TidmanEnergy.co.uk Leaseplan will include a detailed and scaled floorplan of the property including any shared commonparts which effect the property and the access to it. The extent of the property is then clearly outlined in red with shared areas highlighted in green. TidmanEnergy.co.uk Leaseplans also include an ordnance survey plan which details the position of the property in relation to the surrounding buildings and the local area.

This software was designed and written by leading professionals from different sectors and covers all of the fundamental principles required to carry out a feasibility study on whether a clean energy project is viable both financially and technically. This software allows us to work out for example whether installing a ground source heat pump in comparison to an old oil boiler is a worthwhile investment, and whether installing cavity wall insulation throughout will give you a good return on your investment. You can work out how much money will be saved every year by making small alterations like reducing the flow rate on the hot water taps or simply changing an existing pump for a variable speed model. It allows you to work on all buildings from residential to commercial to large scale industrial applications.
